房地產業(yè)作為國民經濟的基礎產業(yè)和主導產業(yè),其發(fā)展歷程不是一帆風順的。在20世紀50年代中期到20世紀80年代初,我國房地產市場是不存在的。在這期間土地資源和房屋資源的配置不通過市場,而直接由政府的計劃指令配置,公開的房地產市場基本被取消,因此,從20世紀80年代算起,我國的房地產業(yè)僅僅經歷了20余年,正從不成熟期向成熟期過渡。但是,在此期間我國房地產業(yè)也經歷了復蘇、繁榮、衰退、蕭條的周期波動。
As the basic and dominant industry of the national economy, the real estate industry develops in the process of continuous adjustments. From the middle 1950s to the early 1980s, there didn’t exist the real estate market in China. During that period, the allocation of land and house resources was under the plan of the government instead of the market economy and the public real estate market was basically cancelled. Therefore. China’s real estate industry has been only growing up for over 20 years since 1980s and entering into the period of development with steady steps. However, it has also undergone the periodic fluctuation of revival, boom, recession and depression in the meanwhile.
